How the right few find Abode

This is the plan for search, Google Maps, and ChatGPT. It has three parts: the search work that runs every month, ChatGPT ads placed inside the conversations Abode’s clients are already having, and the pages those ads lead to. Every piece is written to sound like what Abode is, a studio that takes on a few homes at a time and does every part of them itself.

Preface

Bespoke, in the literal sense

Fine watchmaking has a word for a house that makes its own movements instead of buying parts and assembling them: a manufacture. Most custom builders are assemblers. An architect draws the house, the drawings go out to bid, a builder interprets them, a landscape designer arrives at the end, and every hand-off is a place where the budget and the original idea can drift apart.

Abode is the manufacture. The same studio walks the land, plans the house, and builds it. A few local firms offer design-build, but none of them starts with the land the way Abode’s development background lets it, and none of them says so plainly. Every ad and page in this plan is built around that one fact.

The tone follows from it. Everything should read like an architect’s practice or a master craftsman’s workshop that accepts a few commissions a year, invites the right people in, and never raises its voice.

Part II

Ads inside the conversation

Since February, ChatGPT has shown a single, labeled ad beneath some of its answers: a photograph, a short headline, one line of copy, and a link. There are no keyword lists. Each campaign describes the conversations it belongs in (OpenAI calls these context hints), and OpenAI decides when an ad is relevant enough to show. Abode pays only for clicks, and OpenAI currently suggests starting bids of $3 to $5 each. Campaigns can be aimed at a state, a metro area, or a list of ZIP codes.

This suits Abode better than search ads. A search ad catches someone typing “custom home builder near me” and puts Abode in a lineup with every builder in the county. A ChatGPT ad can appear while someone is still working through the questions that come before choosing a builder (what a slate roof costs over fifty years, whether to hire the architect first, how to site a house on nine acres), which is exactly when a studio like Abode should meet them.

What to know going in

  • Only people on ChatGPT’s free and Go plans see ads. Plus, Pro, and business subscribers never do, which is a real gap for an affluent audience and the reason the AI-answer work in Part I matters.
  • The platform is eight months old. Reporting is thinner than Google’s and the rules change often, so every detail here gets confirmed in OpenAI’s Ads Manager before launch.
  • Context hints guide where an ad appears; they don’t guarantee it.
  • The first 90 days run as a measured test, judged on site consultations requested, not on clicks.

Five conversations Abode belongs in

Each campaign below pairs a conversation with an ad and a page of its own. OpenAI recommends very short copy, about 16 characters for the headline and 32 for the line beneath, so each ad says one thing and lets the photograph carry the rest.

The landing pages

Every ad leads to its own page, written as the next paragraph of the conversation the person was already having. The pages share one structure: an opening that answers the conversation, the process, the photographs, and a short inquiry that asks what a craftsman would ask before accepting a commission. The flagship page for Campaign A is shown in full.

    We begin on your property, not in an office. We walk the land with you: the light, the grade, the trees worth keeping, the way you’ll arrive. You leave with an honest read on what the land can become, and whether we’re the right studio to build it.

  2. 02

    Planning

    Design, drawings, engineering, approvals, materials, and budget, developed together by the studio that will build the house. What we draw, we’ve already priced, and what we price, we know how to build.

  3. 03

    Construction

    The people who walked your land build your home: site work, structure, stone, slate, copper, interiors, and the landscape that settles it in. One contract, one schedule, and one call when you have a question.

What we kept, and what we changed

Mike’s ChatGPT conversation was a good starting point, and most of it survives in this plan.

Kept

  • The four pillars: architecture without an expiration date, Built to Belong, a quieter way of living, and wellness by design. Each now has a campaign.
  • Campaigns organized by conversation, with specific context hints instead of broad terms like “luxury builder.”
  • A qualifying inquiry in place of “Contact us for a free estimate.”
  • Its warning against absolute claims such as mold-proof, zero off-gassing, or EMF-free.
  • “Built to Belong” as the voice of the ads.

Changed

  • The process leads.ChatGPT didn’t know Abode’s main differentiator, one studio from the land to the keys, so the draft never mentioned it. It’s now the flagship campaign and the spine of every page.
  • Abode’s own photographs only.The draft’s sample ad used a photo of someone else’s manor house from a property website. An ad that shows a house tells the reader Abode built it.
  • Every ad gets its own page.The draft sent clicks to the homepage, which is the right place to browse and the wrong place to continue a specific conversation.
  • “Request a site consultation” replaces “Submit a project for consideration.”The consultation is the real first step of the process, so the button offers something concrete. The selectivity lives in the copy and the questions instead.
  • Ads reach where buyers live.ChatGPT closed by asking where Abode builds. Where clients live matters as much: someone in Manhattan planning a country house in Far Hills is exactly the right person, so the ads should reach the New York area too.
  • AI answers became part of the search work.ChatGPT’s paying subscribers never see ads, so Abode needs to show up in the answers themselves.

What we need from you

Where you’ll build

Northern New Jersey only, or also Connecticut, the Hudson Valley, Pennsylvania, or the Hamptons? Our suggestion is to build where a site walk is an easy drive and advertise wherever the buyers live.

How many homes a year

The pages say “a limited number.” Give us the real figure and we’ll use it; bespoke only works when it’s literally true, and a stated number is more convincing than an adjective.

Investment ranges

The three ranges on the inquiry are placeholders. Set them where you want the conversation to start.

Photography

Before ads run, every image should be a photograph of Abode’s work or a clearly labeled rendering of a real project. A photographer at the Founding Residence as it comes together solves this.

Who replies, and how fast

Inquiries go to hello@theabodegroup.com. The pages promise a personal reply within one business day, so someone needs to own that inbox.

A test budget

Ad spend is paid directly to OpenAI. At $3 to $5 a click, $1,000 to $1,500 a month buys roughly 200 to 500 visits to these pages, enough to learn which conversations turn into consultations.

The first 90 days

  1. Weeks 1–2Maps profile, the invisible layer, Bing and Apple Maps. OpenAI Ads Manager account and conversion tracking set up. The flagship page built.
  2. Weeks 3–4Campaigns A and D go live: one studio and the land, the two claims no competitor can make the way Abode can. Town pages begin.
  3. Month 2Campaigns B and C join. First read on which conversations produce real consultations.
  4. Month 3Keep what produces consultations, cut what doesn’t, and decide on Campaign E. The monthly report shows search and ads side by side.
